Heads up! Disclaimer comin’ at you! I’m in no way affiliated with any of the online companies I’m about to introduce you to. I’m simply sharing them, because (a) they’ve worked for me or (b) my Fast Track students have recommended them. What I’m saying is, a bunch of us have been successful finding quality leads with these companies, but use them at your own risk.

Ok, now that we got the formalities out of the way, let’s talk leads.

Top 3 Lead Generators

Redx.com

These guys sell decent leads. Period. I’m talking high-octane expired leads, short sale leads, and prospects with upside down houses. You have to subscribe monthly, but hopping on the Redex train should get you what you need for a few bucks.

Zbuyer.com

Their claim to fame it that they can bring you extremely profitable deals – deals that can make your month or year. Are they for real? For a monthly charge as well, you can decide for yourself.

Housebuyernetworks.com

This one is a bit different in that they actually sell the leads they generate to investors. When you visit their website, click on the upper right corner link for professional homebuyers, then click on homeseller leads. A rep will get in touch with you to let you know what leads cost.

Why Online Leads Rock

If you’ve had mixed emotions about using online leads before, you’re not alone. I get calls all the time from people concerned that the majority of their online leads, well…suck. Here’s my response, and I say this with much love, respect, and empathy….

Don’t be so negative! You know what it’s like to make cold calls. We all do. Let’s not sugarcoat it; cold calling sucks. But it’s a necessary evil in our business.

We suck it up, we power through it. We make umpteen calls a day, and if we get just one big deal at the end of the day, it’s high fives all around. Bam, that’s a good day!

So, if you get 100 online deals and only 10 are awesome leads, consider yourself lucky. Ten amazing leads out of 100 means you’re kicking some serious butt! So, maybe view your success rate as the glass half full. Know what I mean?

Here’s more food for thought. You’ve got to learn the art of patience when it comes to online leads – or anything in real estate for that matter. Your leads don’t suck simply because they don’t generate instant deals.

You want money, and you want it now. I get it…

You want prospects who are close to buying or selling. But here’s the catch. Those people who are almost ready to pull the trigger are probably also already working with an agent, so you’re S-O-L.

What you want is first dibs! The key is finding prospects that you can influence, mold, and sell yourself to first, and these leads are typically about 6 months away from hitting the “go” button. Focus on converting leads to clients, and watch (patiently) as the money starts coming in.
